Lead you can't see is the problem — it settles as dust on floors and window parts. Dust-wipe sampling measures that dust directly, with samples analyzed by an accredited laboratory.
Know whether lead dust is present before you close — especially with young children moving in. Testing can be scheduled during your inspection period.
Sellers must disclose known lead-based paint hazards. Testing gives you documented results instead of guesses for your disclosure.
Sanding, scraping, and demolition turn intact paint into lead dust. Testing first tells you and your contractor what you're dealing with.
If you live in an older home with friction surfaces — windows and doors that rub — dust testing shows whether lead is getting into living areas.
We collect dust-wipe samples from representative surfaces — floors, interior window sills, and window troughs — following HUD and New Jersey sampling protocols, with chain-of-custody documentation. Samples are shipped to the laboratory the same day for next-day processing. Labs are closed on weekends, so results typically come back within a few business days, and you receive the lab report in writing.
Standard dust-wipe testing
$400 — 9 samples, typical home
Larger homes and multi-unit properties are quoted by sample count. See pricing details.
We test with dust wipes; we do not own XRF equipment and do not test lead in drinking water. If your situation calls for an XRF lead-based paint inspection (for example, to establish that a property is lead-free), we can refer you to an XRF specialist. Straight answers, even when the answer is a referral.
